Our approach

Premium Residential Flooring

High-end residential flooring brings together stone, hardwood, and engineered surfaces — coordinated to a single architectural intent.

The Challenge

A high-end residence is not simply a private dwelling — it is an architectural statement that must hold its authority across decades of daily use. The floor plane carries more visual weight than any other interior surface: it anchors furniture arrangement, defines circulation, and sets the material register that all subsequent finishes either confirm or contradict. When that floor is misspecified — wrong substrate preparation, incompatible materials, absent moisture management — the entire interior suffers, and remediation at that scale is neither simple nor discreet.

Ghana’s premium residential sector has matured considerably since the early 2000s. Cantonments villas, Airport Residential estates, and waterfront properties in Kpone-Katamanso now routinely commission the same specification-grade stone and hardwood systems that regional diplomatic residences and Tier-1 hotel suites demand. Yet the discipline required to deliver those systems — controlled sub-floor moisture testing per ASTM F2170, multi-stage quality sign-off, and architecturally coordinated material selection — remains unevenly distributed across the market. The result is a sector where premium materials are widely available but premium installation outcomes remain rare.

That gap is precisely where Floors GH has operated since 1972.

The Floors GH Solution

Our approach to premium residential flooring begins at the substrate, not the showroom. Before any stone, hardwood, or engineered surface is specified, our project office conducts a free on-site survey that assesses sub-slab moisture levels, structural deflection, and existing surface profiles. ASTM F2170 moisture readings and ICRI Concrete Surface Profile verification are completed as standard — because a specification-grade finish installed over an unchecked substrate is not a premium outcome; it is a deferred defect.

Material selection follows a coordinated architectural intent rather than a catalogue choice. Floors GH draws on 54 years of installation knowledge across marble, travertine, large-format porcelain, engineered hardwood, and polished concrete to recommend systems that perform cohesively across living halls, bedroom suites, wet rooms, and terraces. Every recommendation is written into a project specification document, so the client holds a clear record of what has been installed, why, and under what guarantee.

Installation proceeds under a multi-stage quality control protocol: substrate sign-off, primer application review, mid-coat inspection, and finish verification. Written guarantee documentation is issued at handover — the same rigour Floors GH applies to bank headquarters lobbies and diplomatic residences.

Material + System Specification

Typical Project Profile

A residential engagement typically spans a single villa or penthouse of 300 to 1,200 square metres, with installation timelines of three to eight weeks depending on material logistics and phased access requirements. Floors GH serves principal residences, diplomatic staff housing, luxury rental portfolios, and high-specification developer show units across Accra, Tema, and the broader Greater Accra corridor. Projects are managed through a named project office contact who coordinates site access, material staging, and quality sign-off directly with the client or their appointed architect.
