The Challenge

A new independent luxury hotel in Kumasi engaged us on the recommendation of their architect to deliver a signature lobby floor. Initial specification called for Italian marble, but budget constraints led to War Room reconsideration. We proposed mechanically-polished concrete at Level 4 finish with colour-dyed accent panels — a modern luxury alternative that would showcase the concrete itself rather than cover it. The architect was initially sceptical; his experience in Ghana had been that polished concrete meant thin topical coatings that wear within years.

Our Solution

We demonstrated our mechanical polishing process at a sample site. The architect immediately recognised the difference between a coating system and true mechanical polishing. We proceeded with a seven-stage progressive diamond polishing programme (40 > 80 > 150 > 400 > 800 > 1500 > 3000 grit) combined with lithium-silicate densification to harden the concrete 40% before final polish. Three colour-dyed accent panels in deep charcoal were incorporated at reception, lounge, and corridor transitions — penetrating acetone-based dyes applied before the final polish stage so the colour is within the concrete, not on top.

Week 1

Specification meeting. Sample site demonstration. Architect approval. Slab quality verification (25 MPa minimum).

Initial grinding passes (40, 80 grit). Concrete aggregate partially exposed.

Lithium-silicate densification applied in two passes. 48-hour absorption period.

Week 4

Honing passes (150, 400 grit). Colour-dye application to accent panels.

Week 5

Polish passes (800, 1500, 3000 grit). Progressive gloss development to Level 4 mirror finish.

Week 6

Final neutral cleaner wash. Maintenance training to hotel housekeeping team. Handover.

The Outcome

The hotel lobby has welcomed over 100,000 guests in three years with no visible wear, no gloss loss, and zero maintenance beyond daily dust-mopping and weekly damp-mopping. The floor has become a signature element of the hotel's brand — featured in architectural photography and hospitality press. The architect now specifies polished concrete as a premium alternative on six additional Ghana hotel projects.

Floors GH changed my mind about polished concrete in West Africa. I had written it off because every previous specification I had seen in Ghana was a topical coating that failed. Their mechanical polishing is a different technical category entirely — the concrete itself becomes the finish. Three years on, it still looks like the day it was handed over. This is the future of premium commercial flooring.
