The Challenge

A luxury residential project in East Legon required Italian Calacatta Oro marble throughout the 680 m² ground floor including entrance hall, living areas, formal dining room, and guest wing. The architectural specification called for book-matched veining across the central entrance hall — meaning adjacent slabs had to be arranged to mirror their veining patterns, creating the signature butterfly effect seen in luxury hotels. This requires specification at the quarry ordering stage, careful slab sequencing, and installation planning that most residential contractors cannot deliver.

Our Solution

Our team travelled to the Italian quarry partner to personally select the slabs, approving each piece before shipment. Twenty-eight slabs were sequenced, numbered, and photographed in-situ at the quarry. On arrival in Accra, the slabs were staged in the installation sequence planned against the architectural drawing — nothing was installed without War Room verification. The substrate was prepared with a waterproof membrane, decoupling layer, and tropical-grade adhesive system to accommodate Ghana's humidity cycles.

Project Timeline

How the Installation Actually Unfolded

01

Month 1

Specification meeting. Visit to Italian quarry partner. Slab selection and numbering.

02

Month 2-3

Shipping. Substrate preparation at site — moisture testing, levelling, decoupling membrane.

03

Month 4 Week 1

Slab arrival and staging in sequence. Dry-lay verification of book-matched pattern.

04

Month 4 Week 2-3

Installation begins with entrance hall centrepiece. Working outward to living areas.

05

Month 4 Week 4

Guest wing and formal dining room. Slab-by-slab verification against drawings.

06

Month 5

Grouting, sealing with tropical-grade impregnator, polish, handover. Maintenance training to household team.

The Outcome

The installation was delivered to architectural drawing with no slab rejections at commissioning. Two years post-installation the marble retains its commissioning gloss level with no staining, no efflorescence, and no seam drift. The client has since commissioned Floors GH for the Kumasi retreat property on a similar specification.

The attention to selecting each slab at the quarry, then sequencing them exactly as the drawing specified, is what set Floors GH apart. Competitors quoted lower prices but could not explain how they would achieve the book-matched effect. Floors GH could — and did. The result speaks for itself every time we walk through our front door.
